The Cliff on Paseo Verde Changed Hands This Summer. Here's What MacDonald Ranch Has on the Calendar Until It Opens

"You would never know it was that office building six months from now." Benjy Garfinkle, part of the new ownership group, said that to the Las Vegas Review-Journal on Sept. 30. He was talking about the two low office buildings at 2500–2550 Paseo Verde Parkway, just south of the 215. Six months from late September lands in spring 2027. That is the real timeline for The Cliff.

When the first tenants were announced last December, the plan was for some of them to open by the end of 2026. That plan belonged to a different owner. The site sold on Aug. 31. Construction started in September. The developers now aim to start handing space over to tenants in the second quarter of 2027. So for this fall and the holidays, everything on this stretch of Paseo Verde still happens at The District at Green Valley Ranch and at Green Valley Ranch Resort.

The Site Sold, and the Plan Started Over

The Cliff has gone through two ownership groups in three years. Investors bought the 10-acre property in 2023 for about $17.3 million, planning to turn it into The Cliff. The current group paid $27.5 million in a sale that closed Aug. 31, 2026, according to property records cited by the Review-Journal.

The new developer is VAC Development, a joint venture between WG Group and Sansone Investments. Cast Capital Partners, part of the original development team, stayed on in the ownership group. Garfinkle put total development costs at about $70 million. That figure includes the land, construction and leasing commissions.

The original developers had already done the slow part. The Henderson City Council approved the plans unanimously in June 2025. Garfinkle told the Review-Journal those existing approvals were what drew him to the project, and that converting an office building is easier than building from scratch because the structures and utilities are already in place.

Date What happened at 2500–2550 Paseo Verde
2002 Two single-story office buildings, about 100,000 square feet combined, are built
2023 First redevelopment group buys the site for about $17.3 million
June 2025 Henderson City Council unanimously approves The Cliff after the sign plans are scaled back
Dec. 2025 First tenants named, with first openings expected by the end of 2026
Aug. 31, 2026 New ownership group closes on the site for $27.5 million
Sept. 2026 VAC Development announces construction has started
Q2 2027 Target for starting to hand space over to tenants

The project's own site now reads "Delivering 2027." Handing over space in the second quarter means tenants get their space then. Neither the Review-Journal update nor the current project materials give an opening date for any restaurant or shop.

What's Signed, and What the Sign Fight Settled

The property is 40 percent leased, according to Garfinkle. The Cliff's homepage lists these signed tenants:

  • Arhaus, the home furnishings retailer
  • The Taco Stand
  • Lyte House
  • The Barista Botanist
  • Killer Whale Creamery

The leasing brochure linked from that site names four more brands: Visual Comfort & Co., PVOLVE, BODYROK and Crafted QSR. It also marks some units only as "Leased," and it warns that its details may change. Next Health was one of the six tenants announced last December. It no longer appears on either the homepage list or the brochure.

The finished project will be an open-air campus with shaded plazas, public art, outdoor space and food kiosks. The plans also call for live music, comedy and outdoor programming. At the Planning Commission, the original developers' attorney called the concept an "anti-mall." A letter from the Henderson Chamber of Commerce said the buildings had sat "largely vacant" and had "never been updated."

Residents across St. Rose Parkway helped decide how the project will look from the road. In emails to the city, they called the proposed illuminated billboard-style sign "completely out of scale with the surrounding area." The developers made the sign smaller and cut back the LED portion before approval. The new owners bought a project with that change already approved.

Until Spring, the Calendar Belongs to The District

None of The Cliff's tacos, ice cream or live music will arrive before Q2 2027. That leaves The District at Green Valley Ranch, at 2240 Village Walk Drive, as the corridor's outdoor gathering place this season. Its official events calendar lists these dates from now through November:

  1. Thursday Farmers Market, 10 a.m. to 2 p.m., every Thursday through Oct. 29, then Nov. 5 through Nov. 19
  2. Market in the Alley, 10 a.m. to 3 p.m., Saturday, Oct. 10, and again Nov. 8
  3. Makers Hive Market, 11 a.m. to 4 p.m., Oct. 17, Nov. 14 and Nov. 28
  4. Monster Mash on Main St., 4 to 7 p.m., Oct. 31
  5. Annual Tree Lighting, 5 to 8 p.m., Nov. 21

The Tree Lighting page promises holiday music, snow, Santa and the tree lighting, with treats and Makers Hive vendors. The same night, Green Valley Ranch's events listing shows Brian Culbertson at the Grand Events Center at 8 p.m., right as the tree lighting ends. The resort's calendar link points to a different date than the one shown on the page, so check the ticket listing before planning the night around both.

The Makers Hive Market on Nov. 28 is the last District market date currently posted for the year. The Thursday Farmers Market is listed through Nov. 19.

The Corridor Is Already Changing

The Cliff isn't the only change along this part of Paseo Verde. In July, Irv's Burgers opened in the Green Valley Ranch food court. It was the Los Angeles favorite's third Southern Nevada location, and the Las Vegas Sun reported the grand opening the Thursday before its July 13 story. News 3 confirmed the location at the resort, 2300 Paseo Verde Parkway.

The District added tenants this summer too. In May, the Review-Journal reported four new arrivals: GLO30, We Whiten in the former Bella Bridesmaids space, Evereve near Main Street, and Club Champion near The Green. The District's store directory now lists GLO30, Evereve and WeWhiten. Club Champion is still marked "Coming Soon."

There was also a loss closer to MacDonald Ranch. Tuscany Grill on Eastern Avenue closed this summer after 27 years, according to Eater Vegas. The Review-Journal reported in April that the restaurant at 11105 S. Eastern Ave. had been sold and would be converted to a new concept. No replacement has been named publicly.

The Dates That Will Show Whether 2027 Holds

The Cliff's schedule now rests on three things the new owners have said in public. Interior demolition was expected to finish within about a week of the Sept. 30 report. Tenants are supposed to start getting space in the second quarter of 2027. And Garfinkle expects the buildings to look nothing like offices about six months after construction began. If all three hold, the 2026 holiday season will be the last one on Paseo Verde without The Cliff, and the next tenant announcements should start filling in the 60 percent of space that is still unleased.
